Tucked between two WOTSO coworking offices in the heart of Adelaide’s CBD, this narrow outdoor laneway connects two busy commercial workspaces. What was once an overlooked, weathered concrete passage is now a polished, architecturally considered environment that reflects the quality and energy of the WOTSO brand on both sides.

We delivered two distinct scopes of work to achieve this transformation:

A full quartz flake epoxy flooring system applied across the entire laneway surface + the design and installation of two custom illuminated architectural portal frames that now define the space with light, structure, and identity.

The Laneway: Before

Before we mobilised on site, the WOTSO laneway told a story that’s common across Adelaide’s older CBD building stock.

  • The concrete surface had been exposed to years of sun, rain, and foot traffic with no protective treatment.
  • Weathering had left the slab stained and patchy.
  • Algae had taken hold in the lower-lying areas where water pooled and sat after rainfall- a direct consequence of inadequate drainage that fell baked into the original slab.
  • In several locations, the concrete surface had visibly deteriorated, with cracking and surface damage that made the area look neglected and created a slip and trip hazard for the people moving through it daily.

The laneway sat between two premium coworking spaces serving Adelaide’s professional and creative community. Therefore, the contrast between the quality of the interior environments and the condition of the connecting passage was impossible to ignore.

WOTSO needed the laneway improved to the standard of the spaces it connected, and they needed it done in a way that added some value and aesthetics, not just a coat of paint over a problem.

We assessed the full condition of the surface, developed a staged treatment plan, and got to work.

Section One: Quartz Flake Epoxy Flooring System

Why Epoxy Flooring, and Why Quartz Flake Specifically:

For an outdoor commercial laneway in Adelaide’s climate, surface selection is a technical decision, not just an aesthetic one. The surface needs to handle UV exposure, thermal cycling, wet weather, heavy foot traffic, and the kind of surface contamination that comes with an outdoor urban environment.

Standard paint coatings fail in this environment. They chalk, peel, and degrade quickly under direct UV exposure and standing water. We needed a system with genuine durability, slip resistance, and long-term chemical and moisture resistance built into every layer.

Quartz flake epoxy delivers all of that- and it does it while producing a finish that looks intentional, professional, and visually consistent with a premium commercial environment.

The broadcast flake system creates a textured, slip-resistant surface that performs safely in wet conditions while eliminating the institutional appearance of plain-colour coatings.

Step 1: Surface Preparation + Mechanical Grinding

We started at the foundation. Reliable coating performance requires proper substrate preparation, yet we started with a substrate in poor condition.

We mechanically ground the entire concrete surface using diamond grinding equipment. This process removed existing surface contaminants, broke down residual algae growth, stripped away any remnant coatings, and critically opened up the pores of the concrete to allow the epoxy primer to penetrate and bond properly.

Surface preparation is unglamorous work. It’s also the single most important determinant of how long an epoxy system lasts. A coating applied over a poorly prepared surface will delaminate within months. We grind properly every time, because the finish we put over the top is only as good as what’s beneath it.

Step 2: Surface Repairs, Crack Filling, and Drainage Correction

With the surface ground and opened up, we moved into repairs. We filled existing cracks with epoxy filler to ensure a structurally stable and visually consistent base before applying any coating. Our team patch-repaired damaged areas across the slab to a consistent level.

The most technically important element of this phase was the ramping and screeding work we completed to correct drainage falls across the laneway. The existing slab had inadequate falls, which was the root cause of the pooling and algae growth that had been degrading the surface for years.

We corrected the gradients along the full length of the laneway, creating properly engineered falls that direct water away from the surface efficiently. Without this step, any new coating system would face the same moisture-driven deterioration within a few years. We fix the cause, not just the symptom.

Step 3: Surface Cleaning

Before any chemistry touched the prepared substrate, we cleaned the entire surface thoroughly. Concrete grinding creates fine dust and debris that must be fully removed before primer application. Residual contamination at this stage compromises primer adhesion, and primer adhesion is what holds the entire system together.

We vacuumed, cleaned, and inspected the surface before proceeding to the coating phase.

Step 4: Primer Coat Application

We applied a low-viscosity epoxy primer across the full laneway surface. The primer’s job is to penetrate deeply into the open pores of the prepared concrete and create a chemical bond between the substrate and the coating system above.

This is the sealing stage- the layer that locks the system to the concrete and prevents moisture vapour transmission from driving delamination from below. In an outdoor environment with Adelaide’s temperature variation and rainfall patterns, a properly applied primer coat is non-negotiable.

Step 5: Pigmented Epoxy Base Coat

Once the primer cured, we applied a pigmented epoxy base coat evenly across the entire laneway surface. This layer receives the decorative quartz flakes; workers must apply it at the right thickness and cure stage so the flakes embed correctly and consistently.

Colour selection at this stage matters. The base coat colour interacts with the flake blend to determine the final appearance of the finished surface.

Step 6: Quartz Flake Broadcast

This is the stage that defines the visual outcome of the system.

We broadcast decorative quartz flakes into the wet epoxy base coat, working from one end of the laneway to the other in a consistent, controlled pattern to achieve even coverage across the full surface.

Flake broadcast sounds simple. In practice, achieving a uniform, professional result requires experience and technique. Uneven broadcast creates patchy areas and visible lines in the finished surface. We worked methodically across the laneway, ensuring consistent density and distribution from start to finish.

Step 7: Scraping and Vacuuming

Once the base coat and flake layer cured, we scraped the surface to remove excess and upstanding flakes, then vacuumed thoroughly to eliminate all loose material.

This process levels the flake surface, removes the sharp edges that standing flakes create, and produces the uniform, consistent texture that the topcoat seals over.

This step is what separates a professionally finished epoxy system from an amateur one. Cutting corners here leaves a rough, uneven surface beneath the topcoat that looks poor and wears unevenly.

Step 8: Polyurethane Epoxy Topcoat: The Final Seal

The final stage was the application of a polyurethane epoxy topcoat across the full laneway surface. This clear sealer is what protects everything beneath it and determines the long-term performance of the system.

For an outdoor application, UV resistance is critical- standard epoxy topcoats yellow and chalk under direct sun exposure. The polyurethane system we specified maintains colour stability and surface integrity under Adelaide’s UV conditions over the long term.

Furthermore, the topcoat delivers the slip resistance and chemical resistance that a high-traffic outdoor commercial environment demands. In addition, it provides the surface durability required for such spaces. Consequently, this layer withstands the daily foot traffic of WOTSO’s tenants and visitors.

Section Two: Custom Illuminated Architectural Portal Frames

For the WOTSO laneway to truly reflect the quality of the brand it connects, the space needed architectural definition above the floor plane as well. That’s where the custom portal frames came in.

We designed and installed two custom steel portal frames, which we positioned strategically along the length of the laneway to create rhythm, depth, and visual identity throughout the space. Although these are not structural elements, they serve as sculptural ones. Specifically, these architectural features transform a functional passage into an activated, memorable environment.

Design Intent: Structure as Identity

The portal frames were conceived as a design signature for the laneway- a repeating architectural element that gives the space a coherent visual language from entry to exit.

Each portal defines a threshold. Moving through the laneway, you pass through two frames that create a sense of progression, of intentional journey between two spaces. The frames compress and release the visual field as you move through them, making a short urban passage feel considered and designed rather than incidental.

Integrated LED Lighting: Day and Night Performance

The feature that elevates the portal frames from architectural elements to genuine place-making interventions is the integrated LED lighting built into each frame.

We integrated LED lighting directly into the steel portal structure, designed to wash light downward and across the laneway surface and create depth and visual rhythm after dark. The effect does two things simultaneously. It enhances the safety and visibility of the laneway at night, and it creates a striking visual identity for the space that distinguishes it from every other CBD laneway in Adelaide.

During the day, the portal frames read as bold, clean architectural forms against the sky. At night, the integrated lighting transforms the laneway into an entirely different experience- activated, atmospheric, and unmistakably intentional.

Fabrication and Installation

The portal frames were custom fabricated in steel to our specifications, with the LED lighting system integrated during fabrication rather than added retrospectively. This approach ensured clean, architecturally resolved details, no visible conduit, no surface-mounted fittings, no compromises to the visual intent of the design.

Installation required careful coordination with the epoxy flooring program, the portal frame footings were set before the final topcoat was applied, ensuring a seamless, finished result at the base of each frame where it meets the floor surface.
