Modbury is a logical choice. The site sits minutes from the O-Bahn interchange and serves a trade area of nearly 550,000 residents across Adelaide’s north-eastern corridor. The Brief: Maximum Yield, Zero Compromise on Experience
The tenancy arrived as a completely raw shell. No partitions, no services, no finishes — just a blank 850 square metre concrete box.
WOTSO’s vision was clear. They needed a high-density coworking fit-out in Adelaide consistent with their national brand, designed to maximise spatial efficiency without sacrificing the warmth and energy their members expect.

The Challenge: Time-Critical Coworking Fit-Out Delivery Through Off-Site Prefabrication
Every project has a defining constraint. For this coworking fit-out in Adelaide, that constraint was time.
The fit-out design was finalised and ready to build. However, council approval remained pending well into January 2026. With a hard handover date locked in for March and WOTSO’s April public opening already committed, the programme left virtually no margin for a passive approach.
How We Solved a Tight Coworking Fit-Out Programme
We didn’t wait for approval before mobilising. Instead, we took the council-submitted drawings and immediately began prefabricating all office, meeting room, and window partition frames off-site at our warehouse.
We used MGP10 structural timber throughout — engineered and pre-cut to site-specific tolerances. By the time council approval came through at the end of January, we were ready to move.
Within days of approval, we transported a full fleet of prefabricated frames directly to site. The frames covered Offices 1 through 28, all three meeting rooms, and every window partition. Installation commenced immediately.
As a result, the entire structural framing programme — work that typically consumes weeks of on-site time — was executed with speed and precision that a traditional on-site build could not have matched.
Parallel Procurement: Eliminating Supply Chain Risk
Simultaneously, we ran a parallel procurement stream across every other supply chain. We coordinated wall lining materials, plumbing fixtures, electrical schedules, the custom kitchen package, and all specialty finishes — ensuring zero supply-chain delays once framing was complete.
Material management was meticulous from the first frame through to practical completion. Works progressed continuously without interruption.
Interior Architecture and Material Palette
Wall Linings — Texture, Depth, and Contrast
We clad the internal walls of all 28 offices and three meeting rooms in VJ lining boards. The vertical joint profile delivers clean, rhythmic articulation across every private space.
The external skins — the office and meeting room faces visible from circulation areas — received a richer, more complex material treatment. We used four distinct surface finishes to build contrast and visual interest across the open floor plate:
Colorbond steel in Manor Red and Jasper — bold, saturated tones that inject warmth and energy across the space.
Plywood cladding — installed in two configurations, 45-degree angled and straight run, both with 10mm shadow line reveals. This approach adds a craft-driven texture to key surfaces throughout the fit-out.
Recycled timber — we clad the external face of the male and female amenities in reclaimed timber, deliberately detailed for a raw, tactile industrial finish.
Mirror cladding — we installed 37 linear metres of mirror cladding along the interior glass wall at the main entrance. This treatment dramatically amplifies spatial depth and energises the arrival sequence.
Together, these four finishes create a palette that is bold without being chaotic — layered, considered, and entirely coherent.

Reception — A Bold First Impression in Modbury’s Newest Coworking Fit-Out
We designed the reception zone as a single, choreographed moment of colour and geometry.
VJ lining boards carry the tonal language of the office suite directly into this public-facing space. We finished the boards in the project’s signature dual palette — Tinker Light and Stravinsky Pink — applied as a continuous coloured stripe from wall surface down to the floor. This treatment deliberately dissolves the conventional boundary between vertical and horizontal planes.
Moreover, the custom-fabricated reception desk continues the stripe colour, clad in matching VJ boarding with the same finish. The result is a seamless visual continuum from the main entrance through to reception — bold, intentional, and unmistakably WOTSO.
Offices and Meeting Rooms — Colour as Identity
We finished all 28 office doors in alternating coats of Tinker Light and Stravinsky Pink. Above each door opening, the wall panels carry a matching stripe on the VJ lining, tying individual office entries back into the broader spatial narrative.
These details matter. They elevate a fit-out from functional to genuinely memorable — which is exactly the standard WOTSO’s brand demands and exactly the standard we hold ourselves to.
Flooring — Material Honesty and Warmth
Office Flooring: Calm Beneath the Energy
We carpeted all 28 offices in Aura Dusk carpet tiles. The neutral, refined tone provides acoustic comfort and settled calm within each individual workspace — a deliberate contrast to the energy beyond each office door.
Meeting Room Flooring: Colour That Signals Purpose
The three meeting rooms received Vivid 2 Wild Violet carpet tiles. The vibrant, deliberate colour shift reinforces these rooms as distinct collaborative environments — spaces that feel different because they are meant to be used differently.
Circulation and Common Areas: Industrial Honesty
Throughout the passageways, coworking area, event space, and kitchen, we treated the existing concrete floor with a grind, fill, and seal system. This process exposes and celebrates the honest materiality of the raw industrial slab beneath.
The result is a durable, low-maintenance surface with quiet aesthetic authority. It sits in considered contrast to the colour and warmth of the spaces above — grounding the entire palette without competing with it.
Kitchen — Confident Colour, Considered Function
We designed and built the kitchen to serve a high-density membership. Every specification decision balanced function with character.
Cabinetry is finished in Kalamata Olive with integrated groove-detail handleless profiles — a sophisticated choice that resonates with the project’s bold colour philosophy. The benchtop is finished in a concrete-look stone surface, adding weight and texture that grounds the palette. Additionally, a green mosaic tile splashback introduces a jewel-like material moment that animates the kitchen wall with unexpected vibrancy.
The kitchen reads as a confident, resolved space — not a functional afterthought.
Amenities — Sky Blue, Earthy Warmth, and Full Accessibility Compliance
We approached the male and female amenities as fully resolved interior environments. They deserved the same design rigour as every other space in this coworking fit-out.
Custom-fabricated toilet partitions are detailed in Walnut finish, with door panels in Sky Blue. That palette extends to the walls and ceilings throughout the entire amenities zone, enveloping each space in a cohesive, serene tonal wash.
Terracotta-finish floor tiles ground the sky-blue envelope with earthy warmth. The combination draws on South Australia’s rich ochre landscape — a palette that feels simultaneously contemporary and deeply local.
We finished the unisex shower and accessible bathroom in blue mosaic tile wall cladding with sky-blue ceiling treatment, maintaining full spatial continuity throughout the facilities suite.
Furthermore, we installed threshold ramps at the male toilet, accessible bathroom, and unisex shower entries — ensuring seamless, fully compliant transitions between finished floor levels and meeting universal access requirements without compromising finish quality.
Custom Joinery and Coworking Fit-Out Furnishings
We fabricated and installed custom benches throughout the coworking hot desk area. Each bench features a timber frame with Walnut-finish benchtop. Every workstation is fitted with desk-mounted privacy foam panels in Sky Blue.
The panels provide acoustic separation between workstations while preserving the visual openness of the shared floor plate — a practical detail that genuinely improves the member experience.
We also fabricated and installed custom storage cupboards in matching Walnut finish alongside the hot desk zone. The consistent material language ties the bespoke joinery together as a cohesive suite — nothing feels specced in isolation.
